Median price of $1,322,500 in July was up 15.0% from $1,150,000 in June and up 2.5% from $1,290,000 in July of 2009. 3-month average sale price of $1,467,537 in July was up modestly from $1,357,721 in June and up a bit from $1,418,242 in July of 2009.
Monthly inventory of 421 in July was down 2.1% from 430 in June and down 3.9% from 438 in July of 2009. New listings in July moved down to 65 from 81 in June.
Market Time – The days a house was on market before selling was 86 in July - down modestly from 92 in June and down considerably from 112 in July of 2009. Months of supply of 15.2 in July was down moderately from 16.4 in June and down substantially from 22.2 in July of 2009.
