If you are purchasing or selling your home, you are, no doubt, already familiar with the term “home staging”. You’re probably going through the do and don’t list right now, neutral colors, remove clutter, light a candle… The general idea is to make your home more attractive to buyers by presenting a “neutral canvas” to imagine their lives, their furniture etc. in your home. And of course to present your home and its special features to best effect.

With this reasoning you might think that an empty home would offer the perfect “neutral canvas” but this is not always the case. The same inability to imagine your life in a cluttered home can also happen when you are presented with an empty home.

This is the special challenge of marketing new construction. Have you ever toured a magnificent new home and felt overwhelmed? Thought to yourself, “What would I do with this space? How would I fill it? Does this match my lifestyle?”

So when I was contacted by Holly Jaffe, who represents the West Coast home staging company, Meredith Baer & Associates, I contacted my client, the preeminent luxury home builder, Milton Development. The result…You can come see for yourself this Sunday!

Meridith has done a superb job of transforming this beautiful Milton Development new construction into a home that looks truly lived in and is so warm and inviting it is difficult to leave. The staging also accentuates the impeccable attention to detail and fine craftsmanship of Milton Development’s work. The end result is spectacular!

Meredith Baer has been staging vacant homes for over ten years in California by imagining who could live in them and then telling their story through a wonderful mix of unique and elegant furniture and accessories. 2009 was their best year yet which shows how staging is an effective way to sell a house. They assert that their staged homes typically sell at 15-20% over asking price , in 15-20% less time. We are certainly hoping that this is the case with 31 Woody Lane!

Her work has been featured on Home and Garden television, ABC, NBC,The Discovery Channel, LA Times Magazine , Brentwood Magazine, Wallpaper Magazine and more.

Come see for yourself at the open house this Sunday and please come back here to leave your comments!

Before you buy anything new, consider which accent pieces should go and which have truly earned a place in your heart. Often, what you part with will give you the greatest peace of mind. That’s because household clutter can lead to stress. Besides, being organized can look as good as it feels. Stylish storage pieces make everything easy to find. Leather bins keep magazines and catalogs at bay, while decorative boxes put paper in its place. Since electronics, such as computers, TVs, and stereos, have become less cumbersome, they free up space for the essentials, like CD and DVD holders.

Candles are always comforting, and the endless choices continue to grow. For those who have little hands and paws at home, the new battery-operated candles offer a great alternative to traditional wicks. Pillows and throws are pretty enough to display every day. Add some to your sofas and chairs to encourage family and friends to sit down and stay awhile. Trays, which can be used for entertaining, are also perfect for paperwork that needs to be transported from one room to the next.

Mood lighting adds an element of warmth to any setting. The right mix of floor and table lamps can take a room from dull to high-drama with the flip of a switch. Proper lighting is also essential when creating a cozy reading corner or home office space. Surround yourself with family photos for that oh-so-familiar feeling. Just one look at the friendly faces inside your favorite frames is enough to make anyone feel welcome. Black-and-white photos have a classic feel while color adds a hint of fun. Whatever you decide, group the frames together for more impact.

The rates and APR above are based upon the following assumptions: a 20% down payment, $1,500 in finance charges, and 30 days prepaid interest, 1 point, and a 30 day rate lock. The rates and APR will vary depending upon the actual down payment percentages, points and fees for your transaction. Rates are subject to change without prior notice and may vary with your unique credit history, and terms of your loan. Property taxes and homeowners insurance are estimates and subject to change.

In many ways, it seems our society is returning to its roots. Ages ago, when a person’s job was tending the land right outside his front door, such a thing as work/life balance didn’t have to exist; work and life were one in the same. These days, there are many people who are going back to this model—albeit a modern version of it—by forgoing an out-of-the-home job and working professionally within the home. With so many people merging home and work to create a space that will satisfy both requirements, the need for a productive and efficient environment has never been greater.

It may seem daunting to try to merge these two seemingly disparate realms of life, but consider it a simple rebranding for your home. Perhaps you’ve been working from home for a while now and haven’t made it a point to set up your own space. Or maybe you’re hoping to devote more time to your favorite hobby in 2010 and know a dedicated space would help you focus. Either way, the same rules apply, although the money and time you choose to invest in your work space will differ. Read on for our favorite tips for fleshing out a productive work space within your home.
