			<content:encoded><![CDATA[<p><em><strong>Westport Real Estate sales drop 42%,</strong></em> 19 units closed compared to 33 in April 2011.   Last month 20 units sold, 5% less than April.   The number of units closed declined, however the market time continues to improve dropping 7%.  It is 125 days compared to last month of 144 days.   The median price in Westport for 2012 is up by 12.9%, from $1,078,075 in 2011 to $1,217,500.  Westport performance was better than all but 10 towns in Connecticut. <strong><em></em></strong></p>

			<content:encoded><![CDATA[<p>In Westport, CT  the activity is steady and sellers don&#8217;t want to miss the opportunity to successfully sell in this year&#8217;s Spring Market.  According to <em><a href="/bios/lawrence-yun">Lawrence Yun</a>, National Association of Realtors</em>, chief economist “We have seen nine consecutive months of year-over-year sales increases,”. Yun contributes the increase to job growth, low-interest rates, bargain home prices and an improving economy.</p>
<p>20 New listings hit the market this past week, totaling 50 new or relisted properties for the month of April thus far.  Also an increase of 15% more listings lowering the price compared to last week, the reductions average about 8%.</p>

<p>The slow down is most likely due to Passover and Easter. However, listings accepting deposits and pending sales remain the same as last week. Sold properties median price reported $1,375,500 and 92% of asking price.</p>

			<content:encoded><![CDATA[<p>For this week ending March 18, 2012, the listings sold at 91% of asking price and averaged 128 days on the market.  75% of new to the market single family homes in Westport listed for $1.1M and higher, while 60% of listings which accepted offers are listed under $1M and averaged 50 days on the market.  The data calculates the median reduction this past week is 8.4% and on the market for 47 days .  Before the 1st day of Spring, in the last 3 weeks, 71 new single family properties have been listed.</p>
