April is here! And that means new beginnings! I love this time of year because I feel like Westport really shines and comes alive in the spring. The golfers are already out at Longshore, the dogs at Compo are being replaced by beachgoers, the playground will soon be revitalized, and all the sports fields in town are filled with young athletes, honing their competitive skills. Soon the scent of beautiful flowers popping up will fill the warming air. Purchasing my summer beach pass as a Westport resident always fills me with a sense of gratitude.

 

The spring real estate market already feels like it is coming alive as well, although there is uncertainty and the housing market is in a weird place.. Tariffs are big in the news and last week mortgage rates hit their lowest level since October 2024, 6.52% nationally for a 30 -year fixed rate. This may be good news for buyers but it may not last because tariffs are expected to push up inflation which leads to higher interest rates.. As of March 2025, there is a low 2.45 Months supply of inventory in Westport. This means it’ s a great time for sellers to list their homes!

The sold to list price percentage is currently at an impressive 104.2%. Bidding wars are common on well priced homes in good condition.

The median days on the market is just 32! That is a low figure. See Graph : In March 2020 median days was more than 120.

The median sold price for homes in Westport as of March 2025 is $2,750,000. This is the highest number inner last 5 years. It’s up 55.1% month over month. With prices like these, sellers are seeing great returns on their investments.

It's a wonderful time to get out and enjoy Westport and all the wonderful amenities our town offers, especially in the Spring. Also both Passover and Easter holidays are celebrated this month, so I am really looking forward to spending some reflective and special time with my family. I wish you all very happy holiday celebrations.
