Hello and welcome to the month of love! We can finally say adios to January which this year, seemed to last forever. We definitely had some incredibly cold days but hopefully those days are dwindling. I do enjoy the spectacular sunsets that light up our sky in the winter months. We just need to hang in there a little bit longer. Daylight Savings is in less than a month! I can't wait to have the extra hour of sunshine! The longer days will also bring more building and new construction to our community. I have some exciting new listings coming, so stay tuned!

 

The month of February is a great time to reflect on what we love and appreciate (like our amazing home town with it's fabulous attractions and amenities) and an exciting time to look forward to the coming season of Spring when the real estate market typically is the busiest.

 

January was a slow month in Westport. We have very little inventory, in fact it is at an all time low. Houses that do come on are selling faster. Days on Market compared to this time last year are 56.8% lower (65 days to 41 days. Only 21 properties sold in January which is 32% lower than this time last year. NOW is the time for people to take advantage of the market and sell. There are many buyers looking, very few homes available, so sellers can get top dollar for their homes if they are presented well. The Months supply of Inventory is currently at 1.96. This indicates a low supply of homes on the market relative to demand. Less homes means more competition for buyers.Potentially leading to higher prices.

There is a 50.4% decrease looking at the last 12 months.This suggests a trend towards even lower inventory levels. Competition among buyers will probably intensify, leading to quicker sales and bidding wars.

The Sold to List Price percentage is 103%. This indicates that home are typically selling for slightly above their asking price. This happens in a strong seller’s market when demand outweighs supply

The median days homes were on the market in Westport was 24. This low number reflects the fast-paced nature of the current market. Buyers have to act swiftly to secure a property.

The Median Sold Price of $1,579,000 highlights the overall price range of homes in the market. Prices are expected to increase so buyers should be prepared for potentially higher prices and sellers should take advantage of the current market conditions if they can.

Conclusion: Taken altogether the metrics I have discussed show a competitive real estate market with low inventory, quick sales and strong demand.

 

Buyers should be prepared to act fast and potentially pay above asking price while sellers should think about taking advantage of this market to maximize their returns.

final thoughts

I celebrated a milestone birthday last month! My thoughtful boys organized a fabulous luncheon at Artisan for me and it was such fun! Where does all the time go?
