January News From My Desk to Your Door

 
The new year is here in 2023! If I review this past year, I find myself thinking of how we, as a community, have come together to help each other try to get back to the lives we had before the pandemic. Motivated to continue big life moments and celebrations (even if we had to reschedule a few times due to the latest outbreak.) I am extra appreciative of being able to celebrate these milestones again the births, weddings, bar mitzvahs, graduations, new homes, birthdays and holidays have all been extra special to me this year. One of my resolutions for the new year is to celebrate more, even the little things! I can’t wait to see what 2023 brings!
 
I am proud of all that I accomplished last year including Coldwell Banker Top Individual Recognition for CT and Westchester, making Real Trends America’s Best list and the International Society of Excellence, but most of all I am grateful for my new colleagues and the wonderful new clients I met and worked with last year. The Real Estate Market is finding a new balance and will continue to do so through the spring market. I have a renewed sense of excitement and inspiration to make a difference and help my clients with all of their real estate needs. I love a happy client!

As you may know, I am a CPA; I like numbers. I am diligent about reviewing statistics, both when we discuss values and when we discuss trends. And, I use facts to back up my professional opinions so this time of year is informative to me because we get a good look at the whole year, and from different perspectives. First off, see below for WHERE THE BUYERS COME FROM This shows that 35% of 2022 buyers in Westport moved from within Westport, 19% were from other states (combined), 15% were from New York City, 8% were from another place in CT, 6% were from New York State, 5% from Norwalk, 4% from Stamford, 3% from Fairfield, 2% from Weston, 1% from Wilton and 2% were international – from either the United Arab Emirates or Germany.
 

2022 Review

The total number of sales in 2022 v. 2021 is up by 22.24%, from 607 units in 2021 to 472 units in 2022. Those properties with prices of $3,000,000 – $3,999,999 increased in number by 38.64% – from 44 units to 61 units. Those properties with prices of $4,000,000 – $4,999,999 increased in number by 109.09% – from 11 units to 23 units. Finally, for properties with sale prices of $5,000,000+, the increase was 118.18% – reflecting an increase from 11 units to 24 units in 2022. The downside of the market is remarkably indicated by the slow-down we are seeing in the under $499,000 market, which is down in unit sales by 73.91%. Each million-dollar threshold from $500,000-$2,999,999 is down and this is where the most market activity occurs.). The upshot for the year: the higher your price range, the more sales.

January New Construction

 
The CT Post recently featured an article on new construction in our area and now is a great time to consider it. As the quote by J.P. Morgan at the beginning of this Newsletter states, “The first step towards getting somewhere is to decide you’re not going to stay where you are.” I appreciate that a move, and building a new home, is a big decision, a big step. Very often, a home is a family’s largest investment. When building, it is important to keep the investment aspect in mind. A balance is what is important: to create the design and style and finish you want and also to keep in mind the future resale appeal. Some bathrooms, for example, occupy a very large part of a master suite, when the time spent on it is minimal. Some houses need more than one office or study area, especially space distanced from the commotion. Finally, the reputed “mud room” is a terrific asset for a large family so space for individual bins, hangers, benches, and shoe racks helps neaten this functional space. Call me.
