It’s November! And as Thanksgiving approaches, I am reminded of how much difference a year can make and how thankful I am to be where I am here in Westport. Our real estate market continues to be strong although the number of sales is down and the market time is longer than a year ago. We continue to have people moving here for the quality of our schools, our beautiful physical environment, and all of the activities offered on and around the Long Island Sound, and the cultural amenities from theatres, restaurants, museums, and shopping enrich us daily. We also have a strong support system for our police, fire, and medical personnel. I have so much to be thankful for this Thanksgiving; my loving family, wonderful friends, a fulfilling career, appreciative clients, my beloved town, Westport, and of course, Rosie! This Thanksgiving I feel extra thankful for everything and everyone in my life and that means you!

Just in time for your Thanksgiving Meal Planning, the Westport Winter Farmer’s Market is back! The Winter Season opens Nov. 17th at Gilbertie’s Herbs and Garden Center every Thursday from 10 am-2 pm through March 9, 2023. Opening Day Celebration includes Bubble & Brew and Parlor Pizza Trucks with live music.
WPAL Rink at Longshore - Skate Park – Get ready for an active fun winter at Longshore! The ice skating rink is set to open in late November. So many fun classes and activities for the whole family.
2nd Annual Westport Downtown Holiday Stroll Dec. 3rd, 5-7pm. Come join the fun as the holidays get started and support your local Westport Downtown Merchants! Meet Santa, restaurant promotions retail specials are fun for kids and the whole family!

November Market Stats
Looking back over the past month at the Westport residential real estate market – including single-family homes, condos, and townhouses – what is remarkable is that although the number of properties sold is down by 34% (25 properties), the average sale price is up by 37% ($1.98M). It is also remarkable that the months of supply, the inventory, is up 18%; this means that it takes more time to sell what is on the market than it took last month. That time frame, however, is still relatively fast. That it takes 5.48 months to sell is not appreciably much longer than it takes to arrange for inspections, appraisals, and mortgage commitments. The sellers still have the advantage given the higher prices, but with the increase in inventory, buyers have more choices and a growing advantage.

416 homes have sold YTD, versus 530 homes for the same period last year. Of those homes sold last year, the average sale price was $1,748,137. This year’s average sale price has been $2,287,616. Sales volume has decreased, and home values have increased by 24%.

November Final Thoughts
It’s crazy to think that the holidays are upon us. This season I am especially reflective and thankful. I have so many wonderful people in my life that it’s easy to always look at the glass half full. I recently spent a full day at a branding shoot and instead of feeling like work, it turned into a fabulously fun day that I was able to share with one of my close friends. Big thanks to my photographer, Pamela Einarsen, and my lovely friend, Hazel. Here’s a peek at how we spent the day.
