Yes! It's May! The month when the most fabulous parts about Westport really start to shine under the sun! Longshore Golf Club is open, beach stickers are required, pickle ball players are pickling, and all the kids are getting ready for end-of-school year fun. I love this month because May begins a season of wonderful celebrations; celebrating mothers and graduates with fanciful proms and weddings and everything in between.

 

I have statistics below that explain the April market in Westport and other towns that you can click on.

 

Main takeaway from the current real estate market is that it is local. Do not relate it to the national reports. We continue to have strong demand for houses. Inventory is still much lower than in the past but more listings begin to trickle in as this is the height of the Spring Selling Season.

 

If listings are priced accordingly, in good locations and are in move-in condition they can expect multiple bids. Buyers are not bidding indiscriminately, they are focused and selective and only willing to stretch if they see value. Other homes linger and take price reductions. The lack of inventory is not only due to higher interest rates. Sellers only list if they have a place to go to so we continue to be in a seller's market.

 

Buyers can win if they are strategic -- We are seeing off-market and pre-market inventory that never goes on the MLS. Buyers who are winning are those who stop expecting to get a deal, and focus on getting 75% of what they want for the right terms. Buyers are paying a premium to get into the towns they want.

 

Buyers also need to be prepared by having their financing lined up, contingencies clear and quick to make decisions.

 

Both sellers and buyers need a plan, be prepared to act and feel confident about their decisions.

Firstly, it is interesting to note that the seller’s market arrow is moving closer to the balance market than in previous months. The Months Supply of Inventory is at 3.35, which means it would take approximately 3.35 months to sell all the current inventory of homes on the market. This number has risen 10.56% from the last month. This low number indicates a seller’s market where there is a high demand for homes.

The 12- Month Change in Months of Inventory is -18.09% showing a decrease in the number of months it would take to sell all the inventory compared to the previous year.This indicates a trend towards a tighter market with potentially increasing prices.

The Median Days Homes are On the market is 39, which is relatively low and indicates that homes are selling quickly. This could be due to high demand and low inventory.

The Sold to List Price Percentage is at 101.9% meaning that on the average homes are selling for slightly above their listing price. This shows a strong market where sellers have the upper hand.

Lastly, the Median Sold Price is $2,300,000, indicating that the average price of homes sold in the Westport market is high. This could be due to luxury properties or a high-demand area.

Overall, these metrics suggest a strong seller’s market with low inventory, high demand, quick sales and prices potentially on the rise. Buyers may face competition and need to act quickly, while sellers may benefit from favorable selling conditions.

 

The prices of homes in Westport are at an all time high with far more homes in the price range $3million and over, than lower price ranges. There are many buyers being priced out of the market.

It will bring far-reaching beneficial impacts to the entire state of Connecticut: aesthetic improvements and critical environmental remediation of long-neglected surrounding areas."

 

Community wide town hall meetings are on-going. Come and participate and learn all about this exciting new project. I know some of us are nervous about the changes. Especially those of us who have been here for many years. Change can always be somewhat unsettling but this project has many aspects that are in the best interest of our town. This project is still in its proposal stage so changes will be made. Come to the meetings and find out what really going on, how it can benefit our hometown, and give your input.
