The graph above shows we are still in a seller’s market, but moving closer to a balance market. This is evident when you look at the number of properties currently on the market which is larger than in the early spring. Homes are also starting to reduce their prices.

In May 2025 the median list price was $2,897,000 this is an 11.4% increase month over month.
|
|
The median sold price for May is $2,095,000 which shows a *.9% drop month over month. Selling Prices were higher in January 2025.
|

The Months Supply of Inventory is 3.77 which is a healthy balance between supply and demand in this market. This means that there are enough homes available for buyers, but not an excess that could lead to a decrease in prices. The months supply is 8% lower than last month.

The 12-month Change in months of inventory at -17.7% indicates a slight decrease in the amount of time it takes for homes to sell.This is a positive sign for sellers as to shows that the market is becoming more competitive..

The median days homes are on the market at 30 days is relatively low, indicating that homes are selling quickly. There is still high demand and limited inventory.
|
|
The sold to list price percentage being at 102.71% (103%) means that homes are selling very close to their listing price. This is good news for sellers as it means they are likely to get a good return on their investment.

The median sold price of $2,095,000 is a strong indicator of the overall health of the market. This high median price shows that there is a demand for luxury properties in this area.

The median price per SF of properties sold in Westport in May 2025 is $696 per SF. This is a huge increase from may 2020 when it was just over $300 per SF. In the last six months the price has hovered between $600 per SF and $700 per SF.

Overall the graphs and metrics paint a positive picture for both buyers and sellers in this market. Buyers can expect to find a good selection of homes at somewhat reasonable prices, while sellers can anticipate quick sales and strong returns on their investments.
It appears that the market is returning to the seasonal changes that we experienced before Covid. The market is showing a lull as we step in to summer. Very motivated buyers, however are still performing.
