Hello,
November marks the true beginning of the holiday season and a time to slow down, reflect, and give thanks. Here in Westport, the crisp air and brilliant fall foliage have made this season especially beautiful, and it’s hard not to feel grateful for all that we have. The trees have been glowing with color, the evenings are cozy, and there’s a special sense of warmth in the community as families gather once again.

However both the one month (-20%) and 12 month (-22%) changes in inventory suggest a tightening supply, which can enhance sellers leverage when pricing their properties. Such a low inventory level suggests that the market is competitive and homes are in high demand. Buyers therefore should act swiftly and be prepared to make competitive offers
Homes are spending a median of 43 days on the market before going under contract suggesting that competitively priced homes are moving relatively quickly. Sold listings have a median of 52 days. This slight increase in time on the market compared to previous months (8% month-over-month change) suggests the importance of effective staging and strategic pricing to ensure quicker sales.
